ParcelAPI

Terms of Service

Last updated: October 16, 2026

These terms govern your use of ParcelAPI (parcelapi.net and api.parcelapi.net), operated by Howard, a sole proprietor ("we", "us"). By obtaining an API key or calling the API you agree to them.

1. The service

ParcelAPI provides programmatic access to property parcel and building permit records compiled from public government sources. Access is by API key only; there are no user accounts.

2. API keys

You are responsible for keeping your API key secret and for all usage made with it. Keys are shown only once and we cannot recover a lost key. We may disable keys used in violation of these terms.

3. Credits and payment

Usage is paid with prepaid credits: 1 credit per record returned, with a minimum of 1 credit per search that returns no records. Credits are bought in one-time packs at the prices shown on our home page; payments are processed by Stripe. There are no subscriptions or automatic renewals. Credits do not expire and are not transferable or redeemable for cash except as described in our Refund Policy.

4. Acceptable use

You agree not to: use the data to harass, stalk or discriminate against anyone; use it for any purpose prohibited by law, including the Fair Credit Reporting Act (the data is not a consumer report and must not be used for credit, employment, insurance or tenant screening decisions); attempt to bypass rate limits, trial limits or billing; or interfere with the service. You must comply with the license and attribution terms of the original sources when you redistribute data, including attribution returned with permit records.

5. Data accuracy

Records come from public sources and may be incomplete, outdated or inaccurate. The data is provided for informational purposes and is not a title search, survey, appraisal or legal advice.

6. Disclaimer and limitation of liability

The service and data are provided "as is" without warranties of any kind. To the fullest extent permitted by law, our total liability for any claim relating to the service is limited to the amount you paid us in the 3 months before the claim, and we are not liable for indirect or consequential damages.

7. Availability and changes

We aim for high availability but do not guarantee uninterrupted service. We may change prices, coverage or these terms; changes apply from the date posted and do not affect credits already purchased.
